Before founding Collaborative RED, I was a developer. I signed the personal guarantees. I sat on the owner's side of the table with contractors, architects, and lenders, and I learned what that seat costs when nobody is protecting it. I watched change orders eat budgets. I learned which problems are expensive because they're hard and which are expensive because nobody was paying attention.
When I started CRED, I made one decision that shapes everything else: we work only for owners. No equity, no development deals of our own competing for attention, no incentives pointed anywhere but at your outcome. And we stay narrow on purpose: private K-12 schools and family landowners, within 2 hours of Boston. Two clients we know deeply, in a market we know cold.
For 14 of those years I founded and ran Mascia Development, managing residential projects from Virginia to New York. I earned advanced degrees from NYU and George Washington University. I taught real estate financial analysis and development at NYU for 10 years, and I teach development today at the Boston Architectural College, both as an adjunct professor. I tell you this because the discipline I teach is the discipline I bring to your project.

He taught real estate at NYU for 10 years and teaches development at the Boston Architectural College today, and would still rather be on a job site.
